For BluBird founder Lou, complex renovations are not obstacles to avoid—they are invitations to innovate. “Challenge accepted,” he says simply.
One of the company’s most ambitious transformations began with a remarkable but highly constrained waterfront property in North Idaho. The client owned a coveted lakefront lot with an existing structure originally intended for toy and equipment storage. While the location offered extraordinary potential, every contractor they consulted delivered the same conclusion: the property was “unbuildable.”
The vision was to convert the utilitarian structure into a refined, four-season retreat—a place designed for gathering, entertaining, and embracing lake life year-round. But two critical issues stood in the way. First, there was no viable solution for septic access, making permitting nearly impossible. Second, the existing attic space lacked both natural light and sufficient headroom to create a functional second story.
Rather than walk away, BluBird began solving the problem from the ground up.
The property sat tightly constrained between the lake and an active railroad corridor. The railroad initially denied easement access for a drain field; there were no nearby sewer associations, and the nearest accessible private property was located more than a tenth of a mile away across the tracks.
“We couldn’t let a property like this go to waste,” Lou recalls. “A setting this extraordinary deserved a home built around experience, gathering, and memories.
There had to be a way.”
After an extensive and persistent permitting process, BluBird successfully secured approval to bore beneath the railroad, roads, and neighboring driveways to reach a negotiated drain field easement with an adjacent property owner. The engineering solution preserved the site’s existing landscape and natural topography while unlocking the ability to fully reimagine the structure.
From there, the transformation accelerated.
BluBird raised the roofline to create a functional second level complete with additional bedrooms and expansive lake views, turning what was once a storage building into a sophisticated waterfront retreat designed for entertaining and year-round living.
“We love solving the problems no one else will touch,” Lou says.
